Attic Mold

Finding Attic Mold in Metro Vancouver

In most cases, attic mold is first detected from the black staining present on the underside of the roof sheathing. Other signs such as rusty nails and black drip marks on the top of insulation indicate high humidity levels and the potential for mold in an attic. Grey or white fuzzy substances growing on the wood structure also indicate an active mold problem in an attic.

Causes of Mold in Attics

There can be several causes of mold in attics. Poor ventilation, roof leaks, and improperly vented bathroom, kitchen, and dryer exhaust fans are common causes of attic mold. If moisture problems and mold growth in attics is left too long it can cause structural damage. The most common cause of mold in attics is poor ventilation.

Assessing Attic Mold

ABM Environmental uses sophisticated equipment to locate areas of moisture, mold growth and the cause of mold in attics. Thermal imaging equipment is used to scan the attic and roof sheathing. This quickly and accurately locates sources of moisture. Next an evaluation of the attic ventilation system is done. We map out the venting system to determine if free venting is taking place. This includes measuring the open area and distribution of the vents. Attic insulation placement is evaluated to ensure it is not blocking airflow. The attic evaluation also includes measurements of the temperature, dew point, and relative humidity. Surface temperatures are checked to determine if condensation will form in the current environment. Areas of concern are surveyed for moisture to determine the moisture content of the wood structures and sheathing. The insulation and vapour barrier is evaluated to ensure they are adequate. The fan ducts from the bathroom, dryer and stove top are checked to ensure they are not venting or leaking into the attic space. Exhaust points are also evaluated to determine humid air is not returning into the attic. The sheathing of the attic is also checked for evidence of roof leaks or water ingress into the structure. If water is entering the attic, the leak must be tracked to determine the water path and the full extent of the damage. Often if a roof leak is present there will be other water damage or mold problems in the house due to the water traveling beyond the attic into the walls, ceiling or living areas of the building.

Testing Attic Mold

Surface samples can be analysed to determine the species of mold in the attic. If the interior air of the building is a concern, ABM Environmental can use its state of the art testing equipment to sample and test the air for mold. Even hidden mold can be detected in the air sample.
