Thermal imaging is the best method for building moisture detection including attics, ceilings, floors, crawl spaces and basements in Metro Vancouver. It can be used to analyse mechanical and plumbing issues without destruction such as hot water piping. Thermal imaging allows us to see what the naked eye cannot. What a thermal imaging survey finds

An infrared camera sees the small temperature differences that moisture, air leaks and missing insulation leave on the surface of a building — differences invisible to the eye and often to a moisture meter until the damage is advanced. In Metro Vancouver’s wet climate, that makes thermal imaging the fastest non-destructive way to find:

  • Roof and flashing leaks, and water tracking inside ceilings and walls.
  • Condensation and moisture in attics, crawl spaces and in walls — the conditions that lead to mold.
  • Plumbing leaks inside walls and floors, including hot-water lines and radiant heating.
  • Window and door leaks, and water penetration in leaky-condo wall assemblies.
  • Missing, wet or settled insulation and air leakage that drive heating costs.
  • Whether it is a hot water leak or cold water leak which helps determine the source.

When to book a thermal imaging survey

Before buying a home, to see what the standard home inspection cannot. After a leak or flood, to confirm where the water went and whether drying was complete. When there is a musty odour or a mold problem with no obvious source. For strata councils and property managers assessing a building envelope. For warranty or insurance claims that need documented evidence.

Certified thermographers, not just a camera

Anyone can buy an infrared camera; interpreting the images correctly takes training. ABM Environmental’s surveys are carried out by Certified Thermographers trained through the Infrared Training Center (ITC), using professional FLIR equipment, with environmental conditions recorded. You receive a written report, an explanation of each finding and recommended next steps. The cost of a survey is based on the size of the building or the area surveyed.
