These are the top 10 questions you need to ask before hiring a mold inspection company to perform a mold inspection.
1. Who will perform the mold inspection?
Is the mold inspector certified and trained to do a mold inspection? Has the mold inspector completed at least 1000 or more mold inspections? Is the mold inspector a certified thermographer and will they use a thermal imaging camera as part of the mold inspection? Are mold inspections your primary business?
ABM Environmental’s Answer: ABM Environmental will send a senior environmental professional who is trained and certified to perform mold inspections and will have experience performing at least 2000 mold inspections in both residential and commercial buildings. Our mold inspections include thermal imaging so our certified mold inspection professional will also be a Certified Level I Thermographer. Performing mold inspections is ABM Environmental’s primary business.
2. Is the mold inspection process non-destructive and non-invasive?
Are you going to remove walls or other building materials during the mold inspection that will require repair after the mold inspection? Can you provide a non-destructive and non-invasive mold inspection that will still be able to properly assess the building for mold?
ABM Environmental’s Answer: Our mold inspections are non-invasive. We use sophisticated equipment that does not require removal of walls or other building materials to assess for mold during a mold inspection.
3. Are your mold inspection services confidential and discrete?
Does the mold inspector show up with a marked vehicle that will let my neighbours know I am having a mold inspection? Do you provide a confidential mold inspection report that is not released to anyone other than myself unless permission is granted to release the mold inspection report?
ABM Environmental’s Answer: We only use unmarked vehicles and our mold inspections are discrete and confidential. Your neighbours do not need to know you are having a mold inspection. We do not release the mold inspection reports to anyone without permission first.
4. How much will the mold inspection service cost?
Can you quote me a fixed price for the mold inspection? Does your mold inspection cost quoted include all fees? Are you going to add additional fees once you show up for the mold inspection?
ABM Environmental’s Answer: All our mold inspection services are quoted as a fixed price. There are never extra charges added when onsite or after. The price we quote prior to the mold inspection is the price you pay.
5. When can you do the mold inspection?
How quick can you do my mold inspection? Can I get the mold inspection done in the next 1 to 2 days? Are you going to show up for the mold inspection on time? Can you provide a specific time you will perform the mold inspection so I don’t have to wait around all day for the mold inspector?
ABM Environmental’s Answer: We can normally provide a mold inspection within 1 to 2 business days of you calling us and setting up an appointment. We always set up a specific time to do the mold inspection and we show up on time.
6. Do I get a report from the mold inspection and when will I get the report?
Are you going to send a mold inspection report after the mold inspection is complete? When will the mold inspection report be sent? Will I get the mold inspection report within 1 business day of the mold inspection or within 1 day of lab results being ready?
ABM Environmental’s Answer: For a mold inspection we will provide an inspection report within 1 business day of the mold inspection completion or within 1 day of lab results being ready if testing is done during the mold inspection.
7. What equipment will you use for the mold inspection?
Does the mold inspector have proper mold inspection equipment such as a thermal imaging camera, non-invasive moisture meter, humidity meter, HID lighting and mold sampling equipment?
ABM Environmental’s Answer: We use high definition thermal imaging cameras, non-invasive moisture meters, humidity meters, HID lighting and mold sampling equipment on our mold inspections to make sure you have the most accurate inspection possible.
8. Can you provide other complimentary services other than mold inspections?
If a mold problem is discovered after the mold inspection can your company help with the mold problem? Does your company provide mold testing and mold removal services? Can you provide other types of air quality assessments if I want a more comprehensive air quality assessment for contaminants other than mold?

9. As a mold inspector are you accredited with the Better Business Bureau?
Does your company have BBB accreditation as a mold inspector? Does your company have an A+ rating with the BBB as a mold inspector?

Do you use spore traps to test the air for mold spore types which identifies the mold type by mold group including the more toxic species?
